Full Stop.The OP needs to cash flow and be proficient at screening and managing multiple units/properties.

So I would advise you to purchase a smaller, high quality, superior location investment. 

Since its 4 hours away from me, I did a lot of the prep myself in the beginning so I knew the quality of the work, how many supplies we had, what problems were cropping up and how to fix them, etc. 

Most of investors here on BP have desire to grow and hence having access to the quality team members that can cover the accounting/bookkeeping angle of the process is absolutely critical to any business to be successful!

When I look for subcontractors, it is not ALWAYS the case but if they have a good website that shows their previous work, there is a better chance of them being better quality then google search.  

I also think better quality new doorknobs are great.

Set your screening standards and stick to them.
