It's a change but as you mentioned you don't want to down grade the property to a single family, but maintain the 2-family designation.

It honestly depends on the area, the property itself (is it Class A, B, C, D)?

I have a property in CA that I want to put into an LLC.A lawyer advised me to register my LLC in Nevada and then complete the foreign entity process for the LLC to also be registered in California, where the property is. 

I noticed one property where it seems that someone got a single mortgage with a legal description containing several properties.

Jennifer - My first question would be why you would need $100k in reserves for 12 properties?

We would like to take out 90k of equity and the property if worth about 250k.

If we notice something that isn't in the lease that we feel is important, can we add an addendum or if we agree to "as is" is that also the lease or just the property?
