I'm curious how the state views this process when a mortgage is in place.Lets say for example I'm the bank, and the borrower stopped paying both ME and the state Taxes...How is it handled if YOU buy the tax certificate/lien and later I have to foreclose on the property to protect the money I lent?

I have looked online but it seems kinda fuzzy and the idea seems great but my understanding is that doing a syndication requires a lot of capital to meet the proper SEC requirements.

If you are not already working with a mortgage broker, you might want to speak with a few. 

Just manipulate the mortgage until it reflects your monthly payment.

Many mortgages have a clause about an issue with locking in anything more than 2-yr terms so I don’t offer more than that.

They owe $218k on 2nd mortgage.

After the last refi the new mortgage loan was $170k and sold the house for $270k so I thought I was going to owe on a gain of $100k but she says I'll owe on a $180 gain because she's calculating on all 3 gains. 

I have never gotten a residential loan before, all the mortgages I currently have on the multifamily properties are commercial loans. 

I wanted a place to live, but I also wanted help with the mortgage so I have two renters that pay a total of $1400.
