@chad C Bees and Wasps are considered dangerous by some city codes, if your PM works by the book they simply called on a licensed exterminator.

I have very little real estate experience, however I am a licensed contractor with lots of experience.  

Be sure to analyze your deals properly.

Option two would be to have items repaired by licensed contractors to acceptable construction standards verified by an inspector of your choice after work completed and before settlement is done.

I also have a lot of experience in real estate (I used to sell luxury homes in LA and my license is still in good standing although I haven't been active).

I'm working on becoming a realtor but I'm not licensed yet so that increases my cost quite a bit.I have done a flip before but that was a sure money maker where I think this one isn't such a sure bet.

The costs of concrete, site work, utilities, permits, licensed tradespeople, heating systems, button-up, garages/decks, etc will blow you away.

My Dad  at 18 he said get your real estate license if you want to make big money you have to make commissions.and he was right !!

Along with that, I have recently begun the course to obtain my realtor's license for the state of Illinois, and am a third of the way through.
