I'd recommend finding out why the units you're interested in are non-warrantable, some reasonings seem to be a bigger deal than others but come down to your preference.

Along with make sure the battery in the smoke alarm hasn't been removed for a kids toy (I use smoke alarms where the battery is enclosed and cannot be removed).Some tenants complain about these checks, citing they are "invasive" and disturb their peaceful living situation.

I would evaluate what price points and tenant class you’d prefer and go from there rather than looking at absorption rates for rentals.
