I just got a position with a management company and we handle 2200 units in Tennessee.

Hello everyone,I have been put in a rather unique position and would love to pick the brains of some seasoned veterans here.

I am quickly realizing it's difficult to find 1) properties which meet the 1% test, and 2) properties which cash flow positive from year 1 (unless we increase our down payment from 3.5% to something much higher).I would like to get two pieces of advice from the Bigger Pockets community in Massachusetts.

Here are more details:First opportunity is a buy and hold 4-unit property in Yonkers, which could be a good option to walk into as a first time buyer as I will start off cash flow positive, but it's in an area that will not see as good annual appreciation as the 2nd opportunity.

I'm not positive, but I pretty sure the only place a lien is on a title is on the front of it.

In CA I can email title company day of the sherif sale and within two hours I’ll get the clear to close title very or detail title report..... i am finding it very difficult here on the east coast one title plant is digital and accessed anywhere in the world the other title plant is at the courthouse and is done through manual labor.that's what they call a title abstractor.. we don't have those folks on the West coast.. at least the same type of position you find in other states..
