At least in our primary market (Tampa) I think 2023 created a purge of subpar listings and subpar owner's (get rich quick types) and now has created an environment where the good survive and the best thrive and the rest have died.

Like Bjorn said, there are a lot of overpriced properties currently so value add projects have been more popular in the current market as you can get in much cheaper and create value.

I would agree if you are funding a vacation but if what you are doing is making a change from one type of investment to another to improve your income, make the best decision based on the numbers.
