I shouldn't say this but I LOVE that investors get scared of the property taxes here, what they don't realize is that the rent is so high compared to your what a mortgage would be that it takes care of the tax situation and still leaves plenty. 

I live in the Sweetwater, TN area not far from Knoxville and being originally from Pennsyvania, I love the beauty of the Mountains and the weather here and there is plenty of opportunity.

Plenty of cash flowing properties that are basically turnkey but don't have enough for the down payment.

Now I have plenty of methods of gathering contacts, I have lots of family and family friends who I could honestly probably have as contacts so that's not the issue.

My thoughts are if you are going to purchase this property, have plenty of reserves.

There are plenty of other good ones too.

Although NY is an expensive market and taxes are high, especially in certain areas, I know for a fact there is still plenty of room to make money here!

I am 25, just three years removed from my Bachelors in Architecture, with plenty of experience in commercial construction and existing infrastructure.

I know plenty of smokers who don't smoke inside their own homes (both as owners and tenants) or cars.
