Are there any specific lease clauses or considerations I should include when renting to students?

You have to dig in the dirt to be a good wholesaler, not on open source platforms.

I even had this problem in my personal home and a steam mop handled the issue,

I even rent to Section 8 tenants, and last year I raised rents 18% ($1,400 to $1,650) without an issue. 

Some require six months of seasoning, while others may accept three months if the refinance is "on platform," meaning you closed the bridge loan with them.

I have a hard time trusting AirDNA numbers etc. and I have a hard time reaching out to hosts near me because the platform is restrictive.My home is unspectacular in a good way haha.

Heating, air conditioning, hot tubs, major appliance failure, septic issues, etc.  

We are trying to figure out how to price this and how to vet the operators - specifically for sober home and similar facilities (we already do DSP and understand that well). 

Any specific processes or workarounds for this?

Should we bother trying to wrestle with Trendmaker or HVAC company, who has since rebranded, for compensation (all of this did lead to significant health issues which is another story entirely as well) Question #2...
