I'm open to most methods of investing but plan long term to pick up buy and hold properties (if the market is friendly for it).

Just read as much as you can, go to as many meetups as possible and pick up the phone when you start feeling stuck.

Our strategy is to either get killer Cash Flow properties in Decent areas, typically multifamilies (we're not talking about the 50k properties), usually just working class.

If I were in your shoes, I would save as much as possible, and possibly pick up a side job.

I would have had better luck picking someone out of yelp.
