The second condo because it already meets our min requirements or at least so close to it that it would be more trouble than the gains I would get, I'm not going to sell and will just keep renting it out.In your case you can trade for cashflow, sell at 220K and trade into a sfh in east valley that rents for 1500 and cashflow more than the 600-700 you are getting now.Good luck,Stone

Any ideas or strategies y'all have seen work in the past?

The median home price of $270K was up 9.5% from the previous quarter and is up 21% during the past year. 

I have used hard money in the past to fund my flips and I’m trying to avoid that if possible due to the initial cost of the loan (my hard money lender charges $1500 in fees at closing ($500 for appraisal + $1000 in “legal fees”, I’ve never gotten clarification on exactly what that is) Plus 2 points at closing.  

We've grown substantially over the past two years and just until the past month we grew strictly from word of mouth (as well as a lot of good shoutouts on BP). 

I have rented to people in the past who told me this is how they got conned.   

With our values increasing so rapidly over the past year (in particular), anyone who purchased 12 months ago has seen amazing returns on both rents and overall value of their properties.The main thing to watch out for in Seattle is the rental rules and regulations within city limits.

Fines have increased within the past year and now range from $1,000 to $5,000 per fine.

@Steve Haight is absolutely correct in that this is one of those unforced errors that I should probably just high-five the guy for getting it past me.
