So right now my goal is to find a 3 or 4 unit house ideally around Clifton or neighboring towns since my parents and family are also nearby and I'd like to be close by for when we start a family in the very near future.

This is the stuff that forces you to look at this as a business and every one of those enumerated factors are worthy of removal.Children pick-up on a lot, and if this boy is already badmouthing the old landlord I suspect he hears his parents talking about what a soft touch you will be.I have found that I worry far more about other people’s consequences then they ever will- it is a complete waste of your energy.

Assuming this is an investment property; you can get gift letter from your parents or a family member or a friend. 

Another option would be to establish a Series LLC, and then create separate [child] series that would house the different ventures - saves on costs as you only have to establish the [parent] Series LLC, and after that each [child] series would just be a private document.I would recommend if you start working with a bigger group of investors that you sit down with an experienced attorney to work these issues out.

Like the parent Series LLC, the DST allows for anonymity and lawsuit protection.

Many colleges these days are requiring students live on campus and killing the ma and pa rental markets to offset their costs  .

My parents ended up insulated the house company drilled holes in siding and blew it in.. now adays you have to build to an R level.
