I started with single family rentals and made the leap into a 14 unit multi family. 

Some of our students have discovered that they would agree with you in that they like to physically touch, see, and feel their investment, and are ok with owning just a couple of units.

Currently 2 unit property, and working on building another ADU with a twist ;) What made you interested in investing in this type of deal?

It is 6 units in total, 5 of which are rented all well below market.

There are plenty of smaller multi units (4-12 unit) still available, but the majority of them are in need of major repairs and/or they are in bad areas of the city.

For example we'll be staging a unit and then doing high quality 3d floorplan pictures and creating a website on the units and other collateral because we know we can use those assets again and again for years and the costs will be worth it.
