Do you own you own Home and do you Homestead it knowing the IRS Publication 523 on Sale of a Residence?

I do have some tips...but if you got this property through auction - don't you already own it? 

It could be ideal for a house hack as there are two separate entrances, each with its own kitchen and bathroom.

I know this is a slightly different model, but I own a property that I leased to a tenant doing STR arbitrage. 

This year I am seeing estimates of 8% appreciation in the zip codes I own property in.I am expanding my radius to find a good multi family or small apartment deal, but have no idea how to evaluate the more rural areas. 

I have owned them various durations.  

Contractor was slow, so I started my own team Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

If that looks good, I do my own google check and also look at local court records just in case something was missed by the background check.

Positive cash flow the entire time I owned it and it gave me the desire to buy more.

Site selection, estimating/detailed budgeting, all labor/material/soft costs are an open book with no markup/GC fee, and i own all site management from groundbreaking to closing.- Total cost of these projects would range between $390k-$550K.
