@Sean DohertyI have dealt with legal non conforming property before I think you would be ok, as long as you keep it rented and the property does not get damaged.

Many hype this stuff and want to charge 2 to 5k non refundable fee's just to go into contract.. this leads to a lot of bad buys.. since you don't want to lose your deposit you close anyway..
