A dip in occupancy is natural and honestly in the long term you will want it if you are losing some of the poor tenants.  

Hello, I have a vacation condo thats worth $700k and a friend of mine who I've known a very long time who would like to buy it but due to the nature of his recent divorce cannot get the financing for it.

It is the nature of my clientele.

Obviously supply and demand makes that part of the city by far the most expensive. ( by the stadium and discovery place )     Moving on, There seems to be a ton of different neighborhoods throughout charlotte (similar to Philadelphia and I'm sure many other main cities) and all of these neighborhoods varied a bit (naturally).  

What are my options to systematise/automate, how to plan to review and optimise operations, and how to strategically plan goals for my businessTo me in my mind, as I pass by each of these main markers, I will naturally be forced to ask and answer at least enough of the questions that will allow me to get and close my FIRST DEAL!!

Lump-sum buyouts can be extremely useful, but as is the nature of such deals, you will get less money than you would from monthly payments over the term of the agreement.

I want to rent the log cabin out, turn the store into a duplex style house ( 10 year old building that looks brand new), and almost rent out another building that was converted into a house next to ball fields.In our area ball fields are worthless, there's no cash flow anymore like we have in the early 2000's, so I would like to build another 4-5 fourplexes or something in that nature.

There are no bodies of water anywhere close to this neighborhood, water just comes naturally from slope.
