I know it gets really tough if you stop hitting all of the lenders check boxes...so I run a lot of stuff by them fairly regularly. 

If I don't have kids, I can see myself living a very inexpensive lifestyle (2K per month with no medical problems)-but they are the one remaining mystery that will drastically effect my FIRE journey...However, I am grateful to know that I will eventually have an inheritance of at least $200K,if I had a wild guess-obviously I hope that day is a long, long way away of course :( The decision to have kids or not isn't a monetary one, it is based on a lot of different thoughts.

I have been getting preliminary quotes from "big box lenders", do you believe that local credit unions to the subject property would have better rates/numbers?

You can run out to properties with marketing material, set up open house signs, deliver documents or lock boxes or help with social media marketing and computer stuff.

I'm in it to add value to people and their cities...to change the way people think about housing...to blow up the "housing box" the majority lives in.

It's my guess that the motel owner took down what he could with a box cutter. 

Many simply will only do it for their top tier clients and no way for a beginner.. they don't need to.. they leave those loans to the big box national lenders and focus more on business loans..
