Doesn't help much that investopedia.com defines cap rate as a "rate of return".https://www.investopedia.com/terms/c/capitalizatio...Because of this many newbies have no choice but to get stuck in the mindset that somehow "cap rate" is strictly a measure of return and nothing else.

IT kinda freaked me out that I might make the wrong choice, so it propelled me into a massive quest for investing education.

Hello BP,I have made the decision that I want to take action and start RE investing for a number of reasons but the main one being able to spend more time with my family.

A property has a lien on it currently , but will be ". gone " from the property in a few months ( the line's 10 year probate period Will be up in a few months )The property needs $20,000 in repairs ( materials only )I currently have a FHA loan on a propertyThe ARV on this investment property will be $130,000My all-in cost for the property will be around $80,000My main questions please are:1. will i be able to get a 2nd FHA loan if I make this my primary residence vs an Investment Property ?

I'm in CA too, so its almost becoming a necessity vs a real choice.......See tons of success on BP......and tons of horror stories with OOS..... turnkeys etc..... makes me very hesitant

The other 3/4 of the lot is rented as yard space for businesses. 1 business is a main line plumbing excavation company.

The liability protection is the main reason to do them and in general I figure that even if you dont think you need it you are better to have it. 

Not saying this is what you or I may do but the point is that there is more than one way of looking at an investment and only time will tell if that investor made the right choice.
