The plan is to only go for about 1 year.My thought is that I would like to have about 3 houses rented when we move to Central America, but some say refinancing out of such a low interest mortgage is not a good option... but that's why I'm posting to get your thoughts.

I would be very leery of doing this size deal long distance with those low rents.

I've seen seasoning periods as low as 30 days (Rare and more expensive) But typically it is a 6 mo to 1 year requirement 

They tell me it needs light rehab of about $15,000...when in reality in needs $30,000.

After looking for a while to upgrade my powertools, I found this, DEWALT 10-Tool 20-Volt Lithium Ion Cordless Combo KitModel # DCK1020D2The usual price is $849, Lowe's has it at $529.I ordered it up at my local Home Depot  and they matched Lowe's prices.

It appears to be a good cash flowing deal but comps are nonexistent because it's grandfathered into a single family area and as such I couldn't get any buyers to see "the light" without a solid ARV.

Go to Home Depot and Lowes and ACE and hang out in the building supplies section, those generally are people who are contractors who know rehabbers or are rehabbers themselves.
