As a passive investor getting a mentor is a cost/benefit decision: money for training, experience, access, and therefore speed. 

There are some that manage to find the money and the deals quickly when the market is just right (and they have plenty of cash), but most success is built slowly, over time.Increase earnings, reduce expenses, save up, invest.

The idea that you can build wealth without putting any money into it is a recipe for disaster and the sales pitch of gurus trying to steal your money.

Once the plan is in place, which admittedly might take some time, they will pull your money (usually plus a bit more the eat away at the past-due amount) from the debtor's paycheck and the court will send the money to you.

Then, when I was ready, I would slowly invest my money. 

If you have the money and don't care that you'll lose 900k in a decade from not investing that cash into the market instead.

Its way easier to pierce the corporate veil than you think, and you'll most likely spend time/money on an LLC and it wont matter. 

As you've now likely wasted (or will waste) money on an inspection. 

There’s many names for it, hard money, private money, reno loan, bridge loan. 

I mean what are they getting for the extra money.
