The turnkey provider has a waitlist and cash deals gets me higher on the list.  2.

That is the initial STR model that is of interest to me, like yourself, I do not have time to take care of running a STR unit or over time, if I get multiple units in one area or in various STR markets... 

Really a shame as they call on listings saying they have been looking for months, living out of a tent somewhere with their toddlers... you want to help but it always ends the same way. 

The 1% rule is also a useful measure in my mind for an initial screening.
