We are close enough to this person that he has discussed leaving a home for us in his inheritance, however I’d like to work on acquiring a property or 2 from in 2020.

I'd highly recommend getting a title report beforehand so you know what you're inheriting.   

New roof, new flooring, new counters, new ac, general contractor work, concrete removal, sewage line replacement (inherited pipe was backlogged and broken by roots) etc. 

Based on conversations with our inherited tenant, nothing qualified as an emergency.

We were able to give a 60-day notice to the one tenant but we had to inherit the other tenant as our own. 

The current leases expire 7/31, which we inherited when we bought the house.

I inherited a laundry lease that I hate, have been trying to terminate for over a year, have a sales rep who has flat out lied to me, and just found out was extended by another 3.5 years (because the previous owners DC'ed the equipment, and now I'm being penalized for it)! 

We had a similar situation inheriting heavy smokers who had occupied the unit for 7 years.
