So I tried to do a comp with recent homes and came up with $200k so the arv is $210k because its really turn key aside from cosmetics.

I think with a rental portfolio the key is to get a few of the properties paid off 100%, and then get lines of credit against them.

It is imperative to check the landlord-tenant laws for the jurisdiction of the rental property.We collect the security deposit upon signing of the lease/rental agreement and do the move-in condition property inspection report before we hand over the keys.
