There is a theory that has been considered by lawmaker the last few years that theorizes that putting in an offer on a property, without the INTENT or ABILITY to close on said property, is fraud.  

We have a 14-page management contract that we've added our real experiences to over the years, with the intent of protecting both us AND the landlord.

HOAs in condo buildings and even in some SFR subdivisions may be receptive if you state your intentions up front.These days, HOAs are not the major concern.

@Renee Tepper If the deal is good enough that you would buy it at the price that you will be wholesaling it, then you shouldn't have a problem finding a buyer.You should definitely be upfront with the seller about your intentions.

Granted, your intent is to flip rather than hold, but what is your prospective buyer's intent?

Flipping, its all about the money and they can get in and out without having to work around a homeowner or have that homeowner breathing down their neck.I had a pretty solid contracting relationship with a company that had 5 projects going at the same time for us (after doing a handful before that) and we got comfortable with them.
