Property has had $4000 for tenant make ready when I got it last year1 unit had new floors installed in the bathroom recently-around $1000Property is free and clearasking price is 30,000should i buy this one and do the numbers seem good enough? 

If you are buying houses and flipping them (as the owner) do you need to get a general contractors license/insurance if you are subcontracting out the work and doing some of the finish work/installing yourself?

Can anybody recommend any insurers who are both reputable and permit this - in particular pellet stoves, which are installed in many homes already. 

It is a 2 bedroom, was going to install an egress in basement for 3rd bedroom but other unexpected costs dug into project (I do plan to go back and get that done next spring).
