Many banks have either individually-owned or household-owned limits.

From a legal standpoint though, a multi-member LLC is a separate entity (often treated the same as a separate individual), so why would there be any liability for a broker when the entity is purchasing a property that is not utilizing the services of a broker.

I met two individuals that are active investors & maybe they can help me when I’m stuck.  

If you’re fortunate enough to get 4 students to sign individual leases at an average of 425 a room or 500 a room including utilities,-you’d probably be happy.

There are several other individuals that do STRs. 

He knows many people who are going to come and individually rent the rooms out, so on a rent per room basis, the cash flow is actually very attractive.

also I should add that one duplex- the rooms are being rented individually

I am in the process of hiring a property management company as I am moving out of state 12 hours away, I am in a unique rural area where it is impossible to find a larger company, basically have to use individuals (normally real estate agents) who manage a few properties here and there or own their own.
