Yes, a lender will require at least three months of all financial statements (Bank Accounts, IRAs, other Investment Accounts, etc.), from all people that are involved in the Joint Venture.

I want to offer qualified individuals with the right mindset and knowledge base the opportunity to join my team and I will pay for you to get your license.  

Getting good rent comps is essential, especially if you are making assumptions that can make or break your financial model.  

Learning is always helpful in life,  such a young age you are taking step for financial freedom.  

My word of caution would be to approach carefully and make sure you can hit your financial targets prior to approaching the business this way.  

@James Kojo for large deals it is common for the seller to disclose financial information before LOI.Sometimes you will get a seller who refuses. 

No mentor is looking for someone they have to teach everything to, people are looking to trade value and combine talents so they can accomplish more as a sum of parts than they can individually.
