If you can complete a major renovation/ value play it is possible to purchase something distressed and fix up for lower then perceived retail price, however this takes a massive amount of capital and knowledge to execute on the scale of an NYC apartment building.This is not to say that you can't find the needle in the haystack but it is not a scale-able modelFind me a deal that is otherwise and lets analyze it

Now, if I play my cards right and work hard and have some preparedness to meet opportunity, then maybe I will be able to "talk" about the luxury of diversification.Having a marketable education and/or skillset can go a long way to keep you afloat in good and bad times.

You have essentially no liability (you don't have contracts with anyone, your client does), and you have essentially no risk.In most states, you probably need to have a GC license to legally play this role, but in at least a few, you don't (in many, it's not clear based on how the laws are written).
