Strip malls, retail stores?

eg, if I go to a grocery store and put a cart full of groceries on the belt, can you envision a situation where I could give them a scenario or story that would allow me to leave the store without paying for every item in full, right then?

I also like to stop by a local mom and pop store or restaurant in potential invesment areas and ask around how they feel about the neighborhood.

@Anita Muhammad some quick thoughts on the questions you asked:- definitely allow access to the yard- do not let them store things in the basement or attic if you can at all avoid it.

The exchange requirement was modified as investor would exchange a home for a store.

We are in northern Ohio, so I figured that anyone wanting to store an RV would want something enclosed or at least with a roof, but several colleagues have said there is a strong market for just open parking.

We give a greeting card with a $15 gift card to a local grocery store/merchandise store (Fred Meyer, which is a Kroger store).

More of a small "Thank You for your business" - thinking a $25 gift card for the local grocery store and a box of chocolates.  

Look around the town, are there a lot of empty store-fronts?
