Division 1 makes the bones nice and healthy.

I could see myself in a position where I am able to put some skin in the game on a hard money loan in order to procure a deal (still learning about that part).My question is: has anyone done this, especially for a first BRRRR deal and willing to share details/pitfalls/lessons?

I would recommend partnering with others that you trust to learn from them and so someone else can share the skin in the game......

The chickens are very pretty and healthy, (spoiled probably) not noisy. as long as your tenants are smart about it, and know the city rules, I think you should consider it.

It's not just the amount the seller will finance but at what interest rate fixed for how long, amortization schedule, full-partial- or non recourse, pre-payment penalty or not, etc.Typically banks will want you to have some skin in the game as the owner operator.

My partner and I are looking into purchasing a multifamily building (6 unit) in Hartford, CT and trying to come up with some creative ways to put the least amount out of pocket into this deal and still make it a win-win for the seller and us.One of the things we are exploring is having the seller finance the down payment (20-25%), but not sure how to go about it as I have been told that lenders would not allow the seller to put the down payment (a 20% mtg to the seller and 80% mtg to the lender... essentially us not putting any money or "skin in the game").

I make a healthy living fixing stuff "that worked" just saying.

I do not know the numbers, but a modest real estate investment, partnered with a healthy retirement account is a recipe for success in my book. 

You just have to make sure the glue doesn't skin over before getting the plank in it , similar to a wet set adhesive.

They have more skin in the game then you do.Make sure you get clear title.
