I plan on graduating college and instead of finding a job, I want to do real estate full time to achieve financial freedom with cash flow. 

I’m eager to learn and have a long-term perspective on what it will take to achieve financial freedom.

@Marc Winter  I think the hardest lesson's learned in the  ( I want to be a landlord for financial freedom mindset)is really understanding the realities of a tenant base and that these assets price for risk.there is a reason reits or institutional money chases  3 caps.

My goal is financial freedom and security so I need to learn how to manage money well.

I work on the healthcare brokerage team for JLL - we're a Fortunate 500 company offering commercial brokerage, management services, facilities, strategy, capital markets and so much more than I can feasibly list.My director and I specialize in physician and medical tenant representation, healthcare system real estate analytics, and general medical real estate consulting in Ohio but we also work across the Great Lakes Region.

Since this would be my first investment deal, I feel I'm missing something, and want to know what to be on the lookout for.Here's the facts:6 family home in a b/c class neighborhood, with a lower than average crime rate100% occupiedRenovated 4 years ago Population is steady, jobs are mostly in health care and warehousing/distributionBuilding is older (1890's in a neighborhood mostly built in 1940's)County is about 100,000 peopleLocated right in the center of townI recognize the property may be worth less because of its age, but certainly not 40-50% less, especially when it was renovated a few years ago.

In June we are moving to the Charlottesville, Va area to be near my wife's family, enjoy warmer weather, cheaper SF home prices, and most of all begin my journey to financial freedom.   

They were also given a vehicle by the local church.They quit their jobs when their hours were increased so much that they lost their FREE healthcare.
