Working with a good PM (as well as a good market) has allowed me to effectively increase the rents of each unit, that my gross is now $1175 combined, or $275.00 / month increase from 3 years ago.I hadn't actually sat down and thought about the big picture growth until this new tenant moved in on the 1st of August.

According to a recent #BloombergBusiness article (Starwood Bets $5.4 Billion that Apartment Rents will keep Rising, Oshrat Carmiel, October 27, 2015), Starwood’s CEO, Barry Sternlicht, indicated that the purchase decision was made not on the presumption of strong rental growth, but on a rent growth that is projected to increase just marginally over inflation.

Even then, I still perform an exhaustive amount of research to make sure I'm not overlooking something important, such as the quality of the local schools, the city's plans for growth and renovation, employment outlook, and any special tax assessments levied on the property.I've seen a lot of people buy a house 2,000 miles away, sight unseen, then wonder why they have so many problems.
