@Patrick Chamberlin By custom google map filters, I mean "layers" which allowed me to designate specific geographical areas, and I would input pins in to the map, and then quickly assess if I was in the target area I wanted, and if my investor group had properties in similar areas (since I geo-pinned all their properties), and then could quickly call them to get a sense of the local demos, rental rates, etc@Vivek Khoche Definitely, will keep digging in to find better opportunities.

No I do not use a spreadsheet per se as you posted, however, I do analyze each comp and adjust the value just as an appraiser would based on differentials in lot size, square footage, bed and bath counts, design and layout, condition, amenities, year built, etc.

And the nice neighbor is angry doens't want your tenants or cars on his lot period.. and you just cut him a check for 3 grand and now have nothing... but he has a nice lot you just help pay to fix... or if he sells what's between you and him is over...I'd make a long term arrangement with him for a long term lease on 2 parking spots,, you assign them to 2 of your tenants so they know where to park... he gets income, you pay for 50% of 50% of the paving job,  he gives you a lease and the fees you are going to pay him over the next 4 years.. more than make up for the other 25% of the cost of the paving but your spreading it out over 4 years.. so basically your agreeing to pay half..
