I'm located in Los Angeles but invest in the Midwest (Memphis, TN and Covington, KY), currently own one SFR, one duplex and one triplex, all on conventional mortgages and all with self-funded down payments.I'd like my next deal to be an entry-level BRRRR, am currently reading David Greene's BRRRR book, but find myself in every chapter coming up with mental roadblocks regarding the process, many of which are due to the fact that I'd be doing this from a distance.

We updated the carpets upstairs 4 yrs ago & recently upgraded main level floors to luxury vinyl plank, new kitchen cabinets & counters.

I found these to be just high level information and not specific to my area.Go to a local auction to get a feel for the flow.

A: I don't know but I have a guy who does Air bnb at I high level and he seems to be able to do it really well out of state. 

Absolutely, there is so much to learn out there for people at every experience level of real estate. 

For student rentals, it was easily the best deal on the market.Worse, in other areas, there are restrictions that can be imposed down to a sub-neighborhood level on the percentage of renters allowed and the number of unrelated adults in a unit. 

But I wonder if it's not harmful to new investors to set the expectation for them at the level of full-blown passion.

I’m looking to close more on and off market deals and was wondering if this level of membership will help me accomplish this goal?
