I actually tried to hire her as my property manager, but she denied my request saying she’s happy in retirement only managing her 15 rentals.

I am currently tearing through videos and websites to try and gauge demand for such things.Oh, and I'm getting information together to see about rezoning as the property is currently R2 and for Event Space Rentals it needs to be B1 or B2.How can I go about gauging demand for small event spaces in the area ( I'm guessing the house occupancy at 40 )? 

Not trying to be a dream killer but there is simply no money to be made in the D.C. no cash flow, no margins to flip, labor either to flip or just hold a property is insane, the money was made years ago, even going forward I see limited appreciation, investing is HARD everyone these days but to the extent there is money to be made you have to go to places that haven’t popped yet.

Keep an open mind and try to meet everyone at these meetings.

I am most likely going to start purchasing small multifamily/single-family homes in the Tri-Cities TN area this year.

You need to decide what you ultimately are trying to achieve.

Also, try going to local RE meetups!

I've decided, starting off, that I'd like to try renting apartments in my current market (Jacksonville, Florida) then furnishing them and offering them to traveling professionals on AirBNB and/or furnished finder. 

Now 2.5 years later I'm trying to sell but am being told I can't without a 120 affidavit.
