The best I have found is http://www.prospectnow.com/However, I would not count out a good old door knocking....If you are looking for homes to purchase, if you don't have MLS access the best site is Realtor.com - They have a direct feed to the MLS, the site is owned by NAR.

Made 3 outlet manifolds of 3/4 copper, put 3/4 pex ball valves on, and fished the 20 foot straightened colored lines up inside the walls of my 3 family to the kitchen bath feed.

Which in turn feeds right back into stronger appreciation, aaaand we're back at square one: use 1% because of the appreciation.Those places where folks use the 2% test, they are implicitly saying that they aren't going to get a lot of appreciation, so they demand more cash flow.I'll tag @J.
