For an LLC to exist, most states require a certificate of formation to be filed with the Secretary of State (or some equivalent government entity).  

In many areas you don't have any choice as the size of the MH lots is governed by zoning of the county/municipality.

I believe it's so controversial because the non-agent must be sure he is obeying all local, state, and federal laws.

DEBT Is good as long as I control it FOR MY ADVANTAGE and it doesn't control me.Some people can't use debt in a productive way so it's best they do not have it at all.It's the similar argument for people who claim less dependents on the taxes so they have more taken out each year for a bigger check for them later. ( a forced savings plan for those with little impulse control).Conversely there are those who say pay as little tax as possible and do not give the government an interest free loan and make more money investing it before the taxes come due.It's like paying off your house.

@Jean Norton Even acquiring legal title to real estate with a Federally insured or Frannie loan could be considered rent skimming if the loan is not brought current.

If a tenant claims an animal is a service animal there is some documentation somewhere.That is not necessarily so, but since many local governments give licenses free for service animals, there MAY be some record there.

I can't see why the government would do anything about losses incurred by investors, any more than they make up for stock investors' losses.
