In future if I decided to build and convert both lots to one apartment building should I convert 2 parcels to 1 parcel?

Now 3 years later I work with one of the tenants there and she reports significant 1”-2” cracks have developed in the walls throughout the building.

A hypothetical $150/mo fee to manage a 2k/mo home is tolerable, but a 150 fee to manage a 750/mo house hurts.Just make sure you factor in all of your expenses into your equation and don't just calculate your cashflow as being how much money you have after paying the mortgage.

This is a larger 2500sqft home so that makes a lot of sense.I'm sure the age of the home is a factor in the replacement value as well. 

I was looking at an apartment building 100 units for 17 million with a 10 cap. 

Its $2k to start and was wondering if it is worth for them to build the Paydex and build up my business credit.

I'd be very surprised if you have full replacement coverage if all of the factors you listed were in play when you purchased the home/policy.Filing a legitimate claim won't make you uninsurable.
