Just trying to put feelers out to see if this is something even worth exploring. 

I haven't quite landed on my niche but am exploring house hacking, flipping, or BRRRR (so many possibilities!).

This asset (now a liability) is owned under a self directed ROTH IRA.I know there may be follow on negative consequences to just walking away from something like this (for instance does Des Moines drop the hammer on us in other ways, for instance scrutiny with our other rental properties) ----I'm exploring giving this property and lot away but I'm guessing Habitat for Humanity only wants it if it can be built on and if the burned house is already cleared.Another contact said something about QUIT CLAIMING the house to an out of state LLC.

It’s a house in a populated neighborhood where there isn’t a current exploration or drilling activity that I can find online.

Similar to you, I also have a 9-5 pm job that keeps me busy but since I am working from home since COVID, it has give me some flexibility to explore Rental properties.

Periodically explore opportunities in the Midwest, Southeast & Southwest parts of the US.

I believe going with a mortgage broker is better most of the time, but don't let that stop you from exploring direct lenders and banks as well because sometimes they can offer you a superior rate and product.
