This pre-lien could complicate selling the property for those clients or agents that are unaware why it is there and are hesitant to take on the property with an existing pre-lien. 

I am an investor in Asheville, NC and the market in my area is already very saturated so good deals are hard to come by.

When you are consulting somebody on how to do a lease purchase and you are providing blank documents - I know you're not supposed to fill out the documents for the client for an actual transaction but was confused as to whether it is a no - no to show/give them the same documents filled out for a sample non-existing transaction?

What I liked about Allure is, it just floats on the existing floor, and the edges just stick together. 

The problem is that in a market that is heavily saturated with buyers and investors many of the other offers will likely have these same terms.

However in order to qualify for a new FHA loan and keep the existing one, you would need to either show that the current home you're in is too small.  

I am telling you that we can buy 10 caps all day.  20% + cap rates exists in my market but they are a bit harder to find. 

How would anyone know what a business does or that it exists without speaking?
