@Luan Oliveira It might not technically be a lien but is probably a UCC-1 fixture filing which is very similar to a lien; essentially the same in fact at least in terms of the steps that will need to be taken to release it during a refi or sale and how it shows up on the title.

Essentially they work for you But it is a people business so maintain Control But also make them want to work for you.

Now this is awesome because you can essentially "house hack" your way into investing with minimal money. 

All bills are paid by the owner sounds like the owner is paying water/sewer/gas/electric/ so essentially the rent includes the utilities.

Essentially that is what you are doing by not raising her rents.  

It's a great way to essentially live for free and throw all that money you WOULD HAVE been spending on rent/mortgage straight toward your debt, savings, or other investments.

A good financial advisor with a lawyers that can walk you through things is essential.
