1) Get the application and entice with "it's a condition to the BF moving in".2) Have BF sign an addendum that "both are legal tenants with equal rights and responsibilities per the Lease Agreement included by reference".Your benefit is enforcement of the lease, both would be subject to Unlawful Detainer if that became necessary and data for skip tracing

Deeds are effective when executed not filed and it also circumvents foreclosure statutes.I'd say if you have the opportunity to attend a good seminar on entities given by attorneys and accountants it would be a good thing to listen to, they usually are not guru promotions (usually). :)

If you are going to use the checks for a down payment just make sure you have a plan what you will do when the promotional rate expires.I have 10 business credit cards and the only one that offered any kind of promotion on convenience checks was Discover Business.
