I am mostly concerned with keeping track of this information for both purposes mentioned. 1- to ensure I am making progress (which doing quarterly would suffice). 2- for lending purposes.

., it sounds like it would be a good idea to plan on caulking to seal failing siding where possible, replacing boards that are too far gone, and painting the entire exterior - even though most of the house appears to be in good shape - with a quality paint to ensure that all of the siding is properly protected against moisture.

I wouldn't stop doing REI because of this, you have to put something in place to ensure payments are made on time, I would accept no late payments without an interest penalty that way u won't get messed with, if ur soft they will pay u last on the list.
