-How quickly can you close?

You gotta come up with a plan to generate  deal flow...it's not easy or quick but others are doing it (while we sit here and post on BP).

The market is up right now and any property sub $250k that is rehabbed is sold in days, which means investors are snatching up the lower cost un-repaired properties and flipping them quickly. 

I made the mistake of buying a personal residence last year, which I believe is delaying my ability to get into real estate investing as quickly as I would like to.

I intentionally priced my rental at 1200 because it was actually 200 below the market and it created a huge demand that allowed it to rent extremely quickly.

Your butt's booted out the door right quick.

If you are thinking about a "house hacking" loan on a 1 to 4 unit place  that only requires a 3.5% down payment but try to get on  3 or 4 unit place under the same roof, which is one of the parameters of the FHA loanIf you need any short term return, you might try a Fix and Flip type with wholesaling and /or a quick flip. 

There is inventory but if you do not move quick the property is gone.

It's not uncommon to see 3 or 4 individuals bunk up and share a house to save money, most of the time I will encourage it to someone who is afraid to live on their own.The Biggest Challenge?
