Okay BP, so I have a situation where I have an estate under probate and a motivated investor who wants to buy it.

I'm motivated, trying to utilize my free time to build financial freedom.Right now I need to get a first deal done to get the ball rolling.I'm looking forward to meeting and interacting with other investors through the BP forums!

I am highly self motivated and very ambitious.

My question is about how to efficiently manage withdrawing and "rebalancing" money within the account.For example, let's say I've got $12500 in the checking account.

My initial plan was to drive around neighborhoods and keep an eye out for properties that look to be distressed but I would assume there’s a more efficient way than that?

There is actually a good reason for this and it's because property B is unlevered (i.e. all equity) so I know the yield is not efficient or optimized.

I don't think I've ever even seen an efficiency with fees below $300 downtown.

Mainly i am doing it for him thats my motivation.

I have recently purchased a 5-plex. 4 of the units (420ft efficiency) are in the same building.

It would seem that the foreclosing lender isn’t that motivated because their losses are covered by the FHA.
