Coming from CA, I'd like to understand who are the large market players.  

Markets are emotional, even if professional market players aren't.

When you hit the long "bank" or long "player" like us right now, never time when will the long bank or long player stop, just keep betting on it until the long streaks stop, then hit and run!

I recently sold all my small stuff because the economies of scale and consistent cash flow of larger deals dominate the small ones. 

Jim still waiting for at least one post to support your position .. so lets bump thread up and see if you can get at least one person to agree with you  LOL... even if what you suggested could be implimented you could never monitor it.. there would be all sorts of back room deals.and this is just capitalism.would you not like to be offered Google on the opening sale of the stock.. ( I did not get a chance to buy it) only the players did ... so how do you reform that industry.

All the major "players" in the World invest part of their money in Real Estate.Hmmmmmm......I wonder why?

Find out what they want most of all (find out their dominant selling motive) and then provide it while getting whatever it is you want (lower down payment, better cash flow, lower interest rate etc...). 

I think that will be very valuable for sample deals and will show how those variables are the dominant factors for how the building operates4.
