This will give you an opportunity to discuss rehab with them, get a feel for their style, and evaluate their professionalism. 

I bought a 3-unit residential property and met with a local contractor (insured, bonded, good references) to discuss doing the renovation of all 3 units for me.

So the work may be a bit harder since most (hopefully not all) of discussions are being USA only related.

if they take the property and rent it out to cover the mortgage, you wont get foreclosed on, and they can keep the $20k equity in exchange for the fees...depending on the association it may be worth discussing.

Like we discussed, the local REIA is where it's at, and the best way to get plugged into the Fort Wayne Investment scene (.....IMHO). 

BTW, there are lots of discussions like this at our monthly networking meetups, as well as people looking for investment properties.
