Noam, Greg, Alina, my bad for not mentioning - that i am most passive, not 100%, but something like a handful of SFR's whose responsibilities are shared among two partners.So i cannot be super-active - but i can devote a few hours [4-6] a week - have a full time job on the side.We are realistic about with lower returns with a passive investment.

A lot harder in a small town, not super concerned about the lack of rental history or even the new job as long as it seems stable, the credit is the concern though dig in a bit more on that though.

If not you can back out of the deal but only if you had an inspection contingency in the offer which you should along with financing contingency unless you’re in a super competitive market where those are typically waived but as a newbie you want to make sure those are included to protect yourself.

I was having problems mitigating a roach problem in adjacent unit, and the reason i finally realized her less than desirable living habits were creating a roach breeding mega heaven, and incidentally discovered the above mentioned stuff...any small crack or hole in by an electrical outlet plate, had the most vile and gross path of roach feces, full on super highway paths of roach feces into any possible wall void.YUCK!!!
