The 1% rule will kill you if you use it that way.To offer a single data point, I’ve looked for turnkey rentals in the Denver proper area (hot neighborhoods) and have never seen rent that matched the 1% rule in the last 18 months.

just take a QC  and transfer the legal description from current deed.. and have your relative deed to you. and if there is a place for consideration just put 10.00... its on the county transfer form that you need to describe its between relatives not on the deed itself.. at least I have never seen it on a QC and I have done them in many many states.

Do your research of the neighbourhood for crime stats, rentals versus owner-occupants, sometimes cities provide this information or other data sites.My first rental was in a questionable area, and it was quite a learning experience.
