The seller smoked heavily in the property, house is 1250 sq ft and is a rancher style.

We are looking to sell but there is an ingrained smoking odor from previous owner's 20 years of smoking.

One side of the duplex is rent ready but the current owner's side has been heavily smoked in. 

Either A) you find off market, smoking deals or B) you are doing all the leg work and they provide only the capital.

@Stone Jin - I was just running the addresses from the offering memorandum I got this morning in Trulia and many (if not all) were "dark blue" on the crime map on Trulia which is beyond my comfort zone.

The only downside I've experienced is when there was a fire in commerce city that floated the smoke all the way to Westminster.
